The big picture is fairly straightforward: the Anacortes median home sales price softened modestly, homes took longer to sell, and available housing inventory increased.
That does not mean the Anacortes real estate market suddenly became weak. It means buyers had a little more breathing room in July, while sellers had to pay closer attention to pricing, presentation, condition, and competition.

The median sales price in Anacortes was $775,000 in June 2026, compared with $760,000 in July 2026. That is a decrease of $15,000, or approximately 1.9% from one month to the next.
A decline of that size is worth watching, but I would not interpret it as meaning every Anacortes home lost 1.9% of its value during July.
Median sales price simply represents the midpoint of the homes that closed during a particular reporting period. Anacortes has an unusually diverse selection of real estate, and that can move the monthly median depending on exactly what sells.

There were 137 active residential listings in June 2026, compared with 152 active listings in July 2026.
That represents 15 additional homes for sale, an increase of approximately 10.9% in a single month.
Inventory matters because it directly affects the amount of competition buyers face and the amount of competition sellers face.
When there are very few homes available, buyers may need to make decisions quickly because there simply are not many alternatives. As more homes come onto the market, buyers can become more selective. They may compare updates, condition, location, view quality, lot characteristics, pricing, and overall value before deciding which property deserves an offer.

Months of inventory also moved from 3.8 months in June to 4.5 months in July. That reinforces what the active-listing count is telling us: the Anacortes market moved toward a more balanced environment during July.

For buyers searching for homes for sale in Anacortes, WA, July's numbers are generally encouraging.
There were more properties available and the median home was taking longer to sell. That gives buyers additional opportunity to understand the market before making an offer.
However, more inventory should not be confused with a market where every seller is willing to dramatically negotiate.
Desirable homes that are appropriately priced can still attract attention quickly. Location and property quality matter tremendously in Anacortes. A beautifully presented home in a desirable setting can behave very differently from another property carrying a similar asking price.
My advice to buyers is to use the additional inventory intelligently. Compare properties carefully, understand recent comparable sales, know which features genuinely matter to you, and be prepared when the right home appears.

One of the most common mistakes in a changing market is pricing based on what a nearby home listed for rather than studying what comparable homes actually sold for and how long they took to sell.
The difference is important.
An asking price represents a seller's expectation. A closed sale represents the price at which a buyer and seller actually reached an agreement.
